Conditions left after construction
Heavy traffic, material storage and utility work can leave the exterior compacted, uneven or filled with debris. Roof runoff and hardscape elevations may also concentrate water in areas that will later receive lawn or planting. These conditions should be evaluated before finish materials hide them.
Repeated traffic can leave dense ground that is difficult to grade, plant or establish with sod.
Concrete fragments, roots, packaging and unsuitable material may remain within planned lawn or bed areas.
Downspouts, side yards and paved surfaces can direct runoff into low areas without a defined outlet.

The walkway height affects adjacent lawn and beds. Drain inlets depend on the final grade. Irrigation heads cannot remain inside new patios or borders. The exact sequence changes with the property, but infrastructure and elevation work are completed before the final lawn and planting surfaces.
Review access, utilities, runoff, elevations, builder work and family priorities.
Remove applicable material, place soil and define finished construction elevations.
Complete drainage, irrigation and applicable sleeves while the ground remains open.
Install hardscape, fine grade, sod, planting, borders and final restoration, then review systems.
