01
Water remains after the rain
Low areas stay saturated, downspouts discharge beside the foundation or runoff collects between the house, fence and neighboring elevation.
Correct the water problem before rebuilding the lawn
Standing water, sinking soil and a lawn that stays thin or muddy are often connected conditions. New grass alone cannot correct water trapped by low elevations, concentrated roof runoff or soil left uneven after construction. PLS Landscaping evaluates how water enters, crosses and leaves the property, then coordinates drainage, grade correction, soil preparation and sod installation in the proper order. The goal is a stable lawn surface that is easier for your family, children and pets to use after rain, without covering an unresolved site problem.
What homeowners notice first
Repeated wet areas are inconvenient, but they can also reveal a larger elevation or runoff problem. The correct scope depends on the source of the water and the available discharge route.
01
Low areas stay saturated, downspouts discharge beside the foundation or runoff collects between the house, fence and neighboring elevation.
02
Settlement, disturbed builder soil, rutting or incomplete preparation can leave an irregular surface that is difficult to mow, walk across or cover successfully with sod.
03
Thin turf, bare soil and dying lawn edges can result from poor drainage, improper grade, compacted soil, shade, irrigation coverage or several of these conditions together.
04
Mud at gates, patios and play areas keeps children and pets inside and brings soil back into the house. A usable yard needs controlled water movement and a stable finished surface.
One coordinated construction scope
Catch basins, solid pipe, channel drains, downspout connections or other components may be used to collect concentrated water and move it toward a responsible outlet.
Existing elevations are reviewed around foundations, patios, fences and drains. Soil is removed, redistributed or added where appropriate to establish planned surface flow and lawn transitions.
The finished soil surface is prepared for tight sod placement and clean edges. Grass selection is based on sunlight, use, appearance, irrigation and homeowner expectations.
Construction sequence
This sequence protects the finished sod from excavation, traffic and avoidable reconstruction.
01
Review runoff, low points, discharge options, soil, access, utilities and irrigation conflicts.
02
Remove failed lawn and unsuitable material where required, then open routes for applicable drainage.
03
Install and connect drainage, restore trenches, place soil and establish rough and fine grades.
04
Install sod at the planned elevation, test applicable drainage and irrigation, and review initial lawn care.
Residential work in the field
These project photographs show distinct stages and outcomes related to grade correction, drainage construction and lawn installation.

Sod selected for the property
St. Augustine, Zoysia and Bermuda have different sunlight, appearance, traffic and care requirements. The recommendation should reflect the actual site rather than treating every yard as the same. Irrigation coverage should also be reviewed before installation.
Living material notice
New sod is perishable living material. Root development depends on immediate watering, weather, sunlight, soil conditions, irrigation performance and homeowner care after installation. Initial watering instructions should be followed carefully.

Project questions
No. Some conditions are better addressed with surface grading, catch basins, solid pipe, downspout connections or a combination. The water source, soil, elevations and discharge route determine the method.
It can be placed, but sod does not eliminate a low area or redirect runoff. When grade contributes to the failure, the elevation should be corrected before the new lawn is installed.
Selection considers sunlight, desired appearance, traffic, irrigation, maintenance expectations and the surrounding lawn. No grass type is automatically correct for every property.
Visible irrigation conflicts and coverage concerns can be evaluated within the project scope. Necessary modifications should be completed before final sod placement.
Traffic should be limited during early establishment. Timing varies with grass type, weather, rooting and watering. Children and pets should remain off areas that are still soft or have not rooted securely.
Pricing depends on measured areas, removal, access, soil movement, disposal, drainage components, pipe routes, discharge conditions, sod selection, irrigation work and restoration requirements.
