We then build the appropriate combination of grading, catch basins, solid drainage pipe, downspout connections, French drains or lawn restoration for the property.

Replacing grass without correcting the elevation or runoff source can lead to the same wet soil and declining sod. A useful evaluation looks beyond the visible puddle. It considers how water enters the yard, which elevations interrupt its movement and whether the proposed drain has a practical outlet.
Downspouts, narrow access and neighboring elevations can concentrate water where the soil has little opportunity to dry.
Settlement or an incomplete finish grade can trap rainfall, leaving soft ground, exposed soil and uneven mowing surfaces.
Hard surfaces can collect and accelerate water toward doors, gates, beds or lawn areas when transitions are built at conflicting elevations.
Grass cannot correct standing water, compacted soil or poor drainage. The site condition must be addressed before the lawn is restored.

Surface inlets collect runoff at planned low points. Solid pipe then carries the water through the yard toward the selected discharge location.
Roof runoff can be connected to a dedicated solid line so concentrated water does not empty beside the slab, into a bed or across a narrow walkway.
Where subsurface moisture is the primary issue, perforated pipe and drainage aggregate can intercept water within the soil. A French drain is not a substitute for correcting every surface low area.
Linear drains may be used where water crosses a patio, walkway, gate or other defined hardscape edge and must be collected across a wider opening.
After underground construction and grade correction are completed, disturbed lawn areas can be prepared and restored with sod at the planned finish elevation.

Drainage, grading and restoration affect one another. Establishing the sequence first helps protect completed work and avoids installing a surface finish over an unresolved site condition.
Review low areas, runoff sources, foundation clearance, irrigation conflicts, utilities, access and the possible outlet.
Set collection points, drainage alignment, necessary grade changes and the discharge location.
Open the work area, place applicable basins and pipe, make connections and prepare the soil for correction.
Close trenches, compact applicable areas, establish final elevations and restore disturbed lawn surfaces.
Verify applicable connections and flow, inspect transitions and review the completed work with the homeowner.
